What is a Home Watch service?Home Watch services are essential for homeowners that are not able to monitor the condition of their unoccupied lake home. As your Personal Home Manager & Certified Home Watch Professionals, we will conduct a visual inspection of your home or property, looking for obvious issues. We provide a detailed report and photos in real time when each home watch visit is complete. Riggs Request, the National Home Watch Association (NHWA) and The Home Watch Network, recommend a Home Watch visit is conducted every 7 - 10 days (at a bare minimum, every 14 days when applicable). We always suggest checking with your home insurance provider to confirm how frequently your home needs to be checked on before a potential claim is denied, typically they require every 7 - 10 days.

Why do I need a Home Watch Service?Peace of Mind: It's not a matter of IF, it's a matter of WHEN. So many things can happen to your lake home in your absence: water leaks, electrical problems, WiFi issues, boat lift failures, insects and critter damage, microbial and storms, to name a few. As a homeowner and property owner, we are your biggest advocate while you are away, Your One Call, providing real peace of mind. We will conduct fully customized Home Watch visits every 7 - 10 days that include the exterior and interior of your property. You will then receive a comprehensive report and photos after every visit so you are always up to date on the status of your lake home. Do you have unoccupied home insurance? Not everyone has the ability to check on their lake home as frequently as they would like. As a result, your homeowners insurance policy might not provide coverage in the event of a claim during the time it is unoccupied. By placing your trust in a home watch service, your insurance company may agree that your home is not considered unoccupied. In this situation, you're able to submit our reporting to your insurance company in the event of a claim. Save Time and Money: If you have spent any amount of time as a homeowner at Lake of the Ozarks, thinking “I need to take care of a few things at the lake this weekend” or “I wish I was at the lake this weekend to check on that one thing” - that trip will cost you time and money. We believe you deserve that time back and our home watch service can do that for you. Is Riggs Request Insured, Bonded, Licensed & Certified?Riggs Request is Owner-Operated, Insured, Bonded, Licensed & Certified. Riggs Request is an Accredited member of the National Home Watch Association (NHWA). The owners and all employees have passed background checks with the NHWA and stay up to date on the industry's standards and best practices. We will happily provide proof of insurance, Accreditation and Certifications upon request. Riggs Request, LLC is licensed in each of the jurisdictions where we provide services. Kristen & Phil Riggs are also Certified Home Watch Reporters with training from The Home Watch Network. Kristen also has her Certified Home Watch Professional designation from the National Home Watch Association (NHWA).

Why is it best to have Riggs Request watch my house as opposed to a friend or neighbor?Friends and neighbors are great and usually free of charge, but sometimes you need more than they can give. Conducting an emergency visit during extreme weather may be a great example of this! As your Personal Home Managers & Certified Home Watch Reporters, professional training is the key to identify potential issues before they become major problems. For example, if we find a woodpecker hole beginning to form in your stucco in the initial stages, we can work to get the hole repaired, versus you waiting until your next trip into town and finding you have bats and squirrels in your attic. Here for the summer full time, but away during most of the off season? Come to the lake once a month year round? Only away for a couple months in the cold season? We will create a customized Home Watch Plan along with our Home Management services for you ensuring you're covered while you're away and when you need it most!

What is the Riggs Request Home Watch process & how do I get started?1. Let's get to know each other (and your property)! We will meet at your lake home to conduct a Personal Home Evaluation. We would love for you to join us in person, but we know your time is valuable so we can also conduct the evaluation while you're not at the home as well. Each property and homeowner's needs are different and we take pride in valuing the little things that matter the most to our homeowners. That’s why we customize each homeowner's home watch experience based on your specific needs. 2. Upon completion of your Personal Home Evaluation, we will provide you with your Home Watch proposal, most times onsite with you. If everything looks good, we will send you your Home Watch agreement and Homeowner Profile and we will move forward! 3. After the agreement has been signed and we have received payment, you're added to our home watch schedule and service begins. You will have access to our Concierge Services right away and this includes Summerization / Winterization, Contractor Coordination, Lake Home Preparation, Delivery Service to name a few. 4. You will receive a Home Watch Report as soon as each Home Watch visit and any other service provided at your lake home is complete to include applicable photos, and requested information. 5. If something wrong is identified, the homeowner will be contacted right away. For example, if there is a water leak, we will first find the source of the water and turn it off. What happens when you find a problem at my lake house?Every homeowner is different and a "problem" or level of "urgency" is different for everyone. Our Certified Home Watch Reporters are trained to call out any and all irregularities in your lake home. You may or may not consider something urgent. If the problem is urgent, we will first find the source. For example, if you have a water leak, we will first turn off the water. Our second call is to you and we can be as involved as you wish from this point on. In this example, we would likely need to call a plumber or even restoration company and all necessary contractors and manage the entire process for you, however we will always call you to talk about next steps before moving forward with any contractors. It's also our policy to provide you with multiple bids (when possible) and for you to select your preferred contractor. If you are unavailable at the time of the urgent call, we will always have an emergency contact you provided during your onboarding process. If your preference is for us to take full control and manage the entire situation, we will absolutely do so. That's what we're here for!

How do you calculate your pricing?Every lake home and property is unique and treated as such. Our pricing is based off a combination of the square footage of your home, number of water zones and frequency of visits that best fit your lake life. A customized proposal will be completed after viewing your property and conducting your Personal Home Evaluation. This process typically takes 45 - 90 minutes depending on the size of the home and property. This is a great time to get to know your Personal Home Manager and have all of your questions answered! Please note that because our process is so customized, we do not provide pricing over the phone. Thank you for your understanding.
