  • What is a Home Watch service?
    Home Watch services are essential for homeowners that are not able to monitor the condition of their unoccupied lake home. As your Personal Home Manager, we will conduct a visual inspection of your home or property, looking for obvious issues. We provide a detailed inspection report and photos in real time when each home watch inspection is complete. Riggs Request & the National Home Watch Association (NHWA) recommend you or your Home Watch Provider are inspecting your lake home at least once a week. Ultimately, we will provide home watch visits on a frequency you're comfortable leaving your lake home unattended.
  • Why do I need a Home Watch Service?
    Peace of Mind: So many things can happen to your home in your absence: break-ins, water leaks, electrical problems, insects, mold, and storms, to name a few. As a homeowner and property owner, we are your biggest advocate while you are away, providing real peace of mind. We will come in to your lake home on a frequency that fits your lake life and perform a 45-point inspection that is customized to your home and property. You will then receive a comprehensive report and photos after every visit. Do you have unoccupied home insurance? Not everyone has the ability to check on their lake home as frequently as they would like. As a result, your homeowners insurance policy might not provide coverage in the event of a claim during the time it is unoccupied. By placing your trust in a home watch service, your insurance company may agree that your home is not considered unoccupied. In this situation, you're able to submit our reporting to your insurance company in the event of a claim. Save Time and Money: If you have spent any amount of time as a homeowner at Lake of the Ozarks, thinking “I need to take care of a few things at the lake this weekend” or “I wish I was at the lake this weekend to check on that one thing” - that trip will cost you time and money. We believe you deserve that time back, our home watch service can give you back that time and peace of mind. Not only will you receive our reports after every visit so you know the status of your lake house, you will also have access to our Concierge Services to save you time working on projects or hiring contractors for work that could have been completed while you were away.   • Is Riggs Request Insured, Bonded & Licensed?
    Riggs Request is Owner-Operated, Insured, Bonded & Licensed. We are the lake's only Accredited member of the National Home Watch Association (NHWA). We have passed background checks with the NHWA and stay up to date on the industry's standards and best practices.
  • Why is it best to have Riggs Request watch my house as opposed to a friend or neighbor?
    Friends and neighbors are great and usually free of charge, but sometimes you need more than they can give. As your Personal Home Manager, we will use a 45-point checklist customized to your lake home to ensure that each potential issue can be detected before it becomes a major problem. Riggs Request is Owner-Operated, Insured, Bonded, Licensed and Accredited with the National Home Watch Association (NHWA).
  • What is the recommended frequency for my home watch service?
    Riggs Request & the National Home Watch Association (NHWA) recommend you or your Home Watch Provider are inspecting your lake home at least once a week. Ultimately, we will conduct home watch visits on a frequency you're comfortable leaving your lake home unattended.
  • What is the Riggs Request Home Watch process & how do I get started?
    1. Let's get to know each other (and your property)! We will meet at your lake home to conduct a personal home evaluation. We would love for you to join us in person, but we can also conduct the evaluation while you're not at the home as well. Each property and homeowner's needs are different and we take pride in valuing the little things that matter the most to our clients. That’s why we customize each client’s home watch experience based on the needs of the homeowner. 2. Upon completion of the personal home evaluation, we will provide you with a proposal followed by an agreement for your review. If everything looks good, sign off on the agreement and we will move forward! 3. After the agreement has been signed and we have received your 20% deposit, we will send you your onboarding information including how to schedule your visits, view your home watch reports and much more. All agreements are different and you may schedule your home watch visits when they make most sense for you. You will have access to our Concierge Services right away and this includes Summerization / Winterization, access to our recommended contractors and vendors, mail and package pickup and wine cellar stocking to name a few. 4. When a home watch inspection begins, the homeowner is notified. The homeowner will also be notified once the visit is complete and that notification will include a detailed report of the inspection, any applicable photos, and requested information. 5. If something wrong is identified, the homeowner will be contacted right away. For example, if there is a water leak, we will first find the source of the water and turn it off.   • What happens when you find a problem at my lake house?
    If the problem is urgent, we will first find the source. For example, if you have a water leak, we will first turn off the water. Our second call is to you and we can be as involved as you wish from this point on. We will call a restoration company and all necessary contractors and manage the entire process for you, however we will always call you to talk about next steps before moving forward with any contractors. If you are unavailable at the time of the call, we will always have both an emergency contact as well as a local contact (when possible). If your preference is for us to take full control and manage the entire situation, we will absolutely do so.
  • How do you find the contractors and vendors you recommend?
    All contractors and vendors we work with are local and Insured, Bonded and Licensed appropriately. We have checked references for all contractors and vendors and ensure they are providing the same level of outstanding service provided as you will find when working with Riggs Request. If we find that a contractor's service is lacking in any way, they are no longer recommended and removed from our list. We always provide you with multiple contractor options when possible, however it is ultimately your decision who is hired. All billing with contractors and vendors is done directly with the client.
  • How do you calculate your pricing?
    Our pricing is based off of the square footage of your home and the frequency of visits that best fit your lake life. We have multiple different home watch plans to fit your needs and these plans are our most cost effective option for you! Our home watch plans include awesome benefits such as priority scheduling, access to our recommended contractors and vendors, access to our Concierge Services, priority scheduling for pre-storm prep and post-storm inspections and so much more! We also offer one-time visits if you're in a bind or just want to test out our services. A customized proposal will be completed after viewing your property and conducting a Personal Home Evaluation. This process typically takes 45 - 75 minutes depending on the size of the home and property.
  • What additional watch services do you offer?
    Riggs Request also offers watch services for your boat dock, detached garages, sheds, etc. Additional Watch Services are priced separately and are available to Home Watch Plan holders and clients who have booked a one-time visit. The frequency of these services will match the frequency of the home watch plan you select (i.e. if you select the Lake Day Plan which includes 48 visits, your boat dock will also include 48 visits).
  • Can you help me with household tasks other than checking on my property?
    Absolutely! Riggs Request offers a variety of Concierge Services from coordinating contractors coming and going, giving access to renters, storm preparation and post-storm inspection, Summerization and Winterization, package pick up, wine cellar stocking and much more.
